Subcontracted Project: Worked under a General Contractor for the Peoria Logistics Park, a 158-acre industrial park in southern Peoria, Arizona.
Cost: $1.425 million.
Market: Site Utilities.
Strategic Location: Near Loop 101 and Grand Avenue (US 60), with easy access to major interstates and 6-9 miles from I-10.
Site Readiness: Shovel-ready with existing infrastructure and zoning for industrial use, suitable for semiconductor facilities.
Scope: Onsite and offsite utility installations and asphalt improvements for a 155,000 SF tilt-up, build-to-suit distribution facility.
Utility Infrastructure: Water, sewer, gas, electric, and communication services adjacent to the property, provided by City of Peoria, Southwest Gas, and CenturyLink.
Water Line Installation:
Installed 5,361 feet of 4", 6", and 8" DIP.
Installed 1 16x8" Tapping Sleeve.
Installed 9 8" Gate Valves.
Installed 13 6" Gate Valves.
Installed 4 4" Gate Valves.
Installed 12 Fire Hydrants.
Completed 5 Vertical Realignments.
Installed 1 Blow Off.
Installed 1 4" Backflow.
Installed 2 Remote FDCs.
Sewer Line Installation:
Installed 959 feet of 6" and 8" PVC.
Installed 3 48" Manholes.
Installed 2 6" Cleanouts.
Storm Drain Installation:
Installed 111 feet of 18" and 24" HDPE.
Irrigation Line Installation:
Installed 629 feet of 24" RCP.
Installed 1 Irrigation Box.
Asphalt Replacement:
Replaced 794 square yards of asphalt.
Reliable Power Supply: SRP operates a major substation and power generation facility across the street, ensuring steady power.
Developer Partnership: The VanTrust Group, developer/partner on the site, facilitates build-to-suit/lease-back facilities.
